How to Choose the Right Sofa Size for a UAE Apartment or Villa
Quick answer
For most Dubai and Abu Dhabi apartments, a 2-seater (150–170 cm) or a compact 3-seater (190–210 cm) is the right choice. In a villa living room or majlis, start at 220–260 cm and consider a modular layout instead of one long sofa.
Measure three things before you choose: the wall the sofa will sit against, the walking path you need to keep clear (at least 60 cm), and the narrowest point on the delivery route — usually the lift door or the apartment entrance.

Start with the room, not the seat count
Sofa shopping usually starts with a number of seats. It should start with a wall. In a typical Dubai apartment living room — around 3.2 to 4.5 metres wide, with the seating area sharing space with a dining table — a 3-seater plus two occasional chairs will often crowd the room, while a 2-seater plus two chairs leaves it usable.
Mark the footprint on the floor with painter’s tape before you order. Live with it for a day. It is much easier to move tape than a 90 kg sofa.
Then check the route. In the UAE, the delivery route fails more often than the room does: service lifts are frequently 1.2 m wide by 1.5 m deep, apartment doors are commonly 80–90 cm, and villa stairwells turn tighter than the drawings suggest. If the sofa cannot pass, the room measurement does not matter.
Sofa sizes at a glance
These are the ranges we build to. Always confirm the exact dimensions on the product page — upholstery and arm styles move the numbers by a few centimetres.
| Size | Typical width | Seat depth | Best for |
|---|---|---|---|
| 1-seater / armchair | 80–100 cm | 50–55 cm | Reading corner, bedroom, office, extra seat |
| 2-seater | 150–170 cm | 55–60 cm | Apartments under 40 m² living space, bedrooms, snug rooms |
| 3-seater | 190–210 cm | 55–60 cm | Standard apartment living room; the default family sofa |
| 4-seater / large | 230–260 cm | 58–62 cm | Villa living rooms, open-plan layouts, formal seating |
| Modular / corner | 260–330 cm | 58–62 cm | Open-plan villa spaces, majlis, rooms with a defined corner |
Depth deserves as much attention as width. A 95 cm deep sofa looks generous in a showroom but can leave only 30 cm between the seat and the coffee table in a small apartment. If your living room is under 3.5 m wide, stay at or below 90 cm overall depth.
What actually fits a Dubai apartment
Most apartments in Business Bay, Dubai Marina, JLT and Al Reem share a similar living-dining footprint. The practical rules that come out of measuring those rooms:
- Living area up to 20 m²: one 2-seater plus two armchairs, or a compact 3-seater alone.
- Living area 20–30 m²: a 3-seater plus one armchair, with a 90 × 60 cm coffee table.
- Living area above 30 m² or open-plan: a 3-seater plus a chaise, or a modular layout of 260 cm and up.
- Ceiling height matters too. In rooms under 2.8 m, a low-back sofa (back height under 80 cm) keeps the space from feeling compressed.
Villas and majlis: think in zones, not one sofa
In a villa, a single long sofa rarely solves the room. Formal living rooms and majlis areas work better as zones: a seating group for conversation, a secondary group for TV or family use, and clear circulation between them.
For a majlis, seat width per person is the number that matters — plan 60–70 cm of seating width per guest. A 4-metre run of seating seats six comfortably, not eight. You will find the full breakdown in our majlis seating guide.
Modular pieces earn their price in villas: they pass through tighter routes in sections, and they can be reconfigured when the room changes.
Clearances that decide whether the room works
| Distance | Minimum | Why |
|---|---|---|
| Sofa to coffee table | 40–45 cm | Enough to reach a cup, enough to walk past |
| Walkway behind or beside | 60 cm minimum | 90 cm if it is the main path through the room |
| TV to seating | 2.2–3.0 m for a 55–65 inch screen | Closer feels oppressive in a small room |
| Sofa to wall (recliner) | 10–15 cm | Recliners need clearance before they touch the wall |
| Door swing | Full arc clear | Check every door, including the balcony |
Common mistakes
- Buying for the room you plan to have, not the room you have.
- Forgetting the lift. Measure the lift door, the cabin depth, and the diagonal.
- Choosing a deep sofa for a narrow room, then discovering you cannot walk past it.
- Ignoring the coffee table. A 90 cm table in front of a 2.4 m sofa leaves no legroom.
- Ordering the largest size to avoid a second order later — oversized furniture is the most common reason a room never feels finished.
Frequently asked questions
What size sofa fits a standard Dubai apartment living room?
A 2-seater of 150–170 cm or a compact 3-seater of 190–210 cm fits most apartment living rooms of 20–30 m². Keep overall depth at or below 90 cm so the walking path stays clear.
How many people does a 3-seater sofa actually seat?
Comfortably, two adults and one child, or three adults who are happy sitting close. Allow 60–70 cm of seat width per adult when you calculate.
Can a large sofa fit in an apartment lift?
Often not in one piece. Service lifts are commonly 1.2 × 1.5 m with a 80–90 cm door. Check the lift dimensions before ordering, and ask whether legs or arms can be removed for delivery.
Should I choose a corner sofa or a straight sofa?
Choose a corner sofa when the room has a defined corner and you want to seat five or more. Choose a straight sofa when you need flexibility, plan to move, or the room is under 25 m².
How much space should I leave around a sofa?
60 cm minimum for a walkway, 40–45 cm between the sofa and coffee table, and a full door-swing clearance at every door.
